Year-round property care
A yard that's handled. One flat bill, all twelve months.
Mowing, leaves, gutters, pruning and cleanups for the whole year, priced once and split into twelve equal payments. You pay the same in January as in June, because you bought the year, not the visit.
What would mine cost?
Mowing, cleanups, leaves, gutters, pruning and brush. Same amount every month, all year.
Estimate inside 15 miles of Ruckersville. Final price set at a short property walk.
How it works
Budget billing, the way the power company does it.
We total up a year of care for your property, then divide by twelve. No spring surge, no per-visit invoices, no re-hiring someone every March. The agreement renews on its own unless you tell us otherwise.
What you get
Every agreement includes the same six things.
This is the core, at every level. Visit counts are written into the agreement, not left as "as needed."
Mowing and trimming
Weekly through the growing season. Drops to every other week when the grass goes dormant or in a drought, at no change in price.
Spring cleanup
Beds cleared, winter debris gone, ready for the first cut.
Fall leaf cleanup
Two passes during leaf drop, hauled away.
Gutter cleaning
Once in spring and once after the last leaves come down.
Shrub and hedge pruning
Once a year, in the dormant season, on shrubs under eight feet.
Brush removal
Up to two cubic yards over the year. Anything beyond that is quoted separately before we haul it.
Your price
What it costs for your property.
Two things set the price: your lot size drives the mowing, leaves and brush, and your house size drives the gutters and ladder work. Pick the closest match. You don't need to know your acreage exactly.
Ready-made
Three ways most people go.
Don't want to build from a list? Pick one of these. A package costs exactly what its pieces cost, so you can swap any line later without redoing the math.

Keep them. We'll do everything else: the spring cleanup, both leaf visits, both gutter cleanings, the pruning and the brush allowance, plus any extras you want. Priced at the walk, usually a good bit less than the full agreement.
Ask about the no-mowing agreementExtras
Add-ons, priced for the year.
Every extra is a yearly price divided by twelve so it lands on the same flat bill. A once-a-year job still happens once.

- Brush beyond the two-yard allowance
- Storm cleanup
- Tree removal, drainage, hardscape and anything that needs a licensed trade. We'll tell you who to call.
The question everyone asks
What happens in winter?
You're still paying, so you should know exactly what you're getting. Less time on the property than July, and the right work for the season.
Pet waste pickup
If you added it, it doesn't stop. It's the one job the season never touches.
Last gutter cleaning
After the final leaves come down, so they don't sit in the gutters until spring.
Pruning and brush
Winter is the right time to prune, not a filler job. Shrubs and hedges under eight feet, plus your brush allowance.
Drive and walks cleared
Only if you added snow. Four pushes a winter, cleared as the storm allows.
And after every visit, in every season, you get photos of the finished work. You'll know we were there without walking outside to check.
The fine print, in plain words
How you get in, and how you get out.
60 days to change your mind
Start the agreement and walk away any time in the first sixty days, no questions asked. You pay only for the months you had.
Twelve months, then it renews
The agreement runs a year and renews on its own. If the price is going to change, you hear about it before it does, and you can decline.
Autopay, same date each month
The flat yearly rate depends on it. Card or bank draft, your choice.
Leaving early
After the first sixty days, if you cancel before the year is up, the balance for work already done comes due. Most of the year's work happens in summer, so someone who signs in March and quits in November has had nearly the whole year. This is the one line that keeps the flat bill fair to everyone.
Counts and caps in writing
Mowing visits, brush yards, mulch yards, snow pushes and pruning height are all written into the agreement. Nothing is "as needed."
Dormant lawn, same bill
When the grass stops growing, in a drought or in the heat, we come every other week. The price doesn't change either way, because the year was priced as a whole.
Photos, every visit
You get pictures of the finished work after every visit, all year.
